Construction Surveying
Construction surveying: (“lay-out” or “stake-out”)
the process of establishing and marking the position and detailed layout of new structures such as roads or buildings for subsequent construction. Includes creating coordinates from the construction plans for the points to be staked.
3rd Party Inspections (contractors surveyor):
The permit office and/or your lender may require a form survey to verify that the foundation or other improvements are being constructed in the correct location. Typically, the same surveyor who staked the improvement will complete the form survey for approval of the City Inspector.
3rd Party Inspections (owners surveyor):
Larger commercial and public construction project will specify that certain location verification surveys be completed by a 3rd Party Inspector. Typically, this is a surveyor engaged specifically to verify the location of improvements under construction who is independent of the surveyor who staked the improvement.
Forensic Surveying:
In the event that problems develop as construction continues, an independent surveyor may be engaged to compare the existing improvements to the plans and assist in determining the cause of the problems. Possible results include improper layout, misinterpretation of the plans, errors on the plans, etc.
As-Built Surveys:
Like 3rd party inspections, various As-built surveys maybe required during construction to verify and document the location of installed improvements. These may include: underground improvements; underground utilities; piers; anchor bolts; foundation; sub-grade materials; curbs; pavements; etc.
